Weston Gateway Business Park (“WGBP”) is a 13-acre site located close to Junction 21 of the M5 in North Somerset and adjacent to the A370. The site is at the gateway to Weston and the newly created Junction 21 Enterprise Area (“J21EA”) zone.​

Dowlas Property Group are the development partner and have created the WGBP site. We have taken what was a Caravan Park and turned it in to a Gateway Business Park for the South-West. Coordinating the entire design and Build including all infrastructure and planning, Dowlas also handle all land sales and work with new occupiers to ensure maximum value is achieved for each plot. Since being instructed to enable development to flourish, Dowlas has:​

  • Installed £1.8 million of infrastructure throughout the site, including roads, lighting, water, fibre optic cabling, telecommunications and other utilities​
  • Organised the site into seven main plots (A to G)​
  • Completed the construction and sold five plots: plot B to Knightstone House as 40,000 ft2 office space; plot E to Avon and Somerset Police Authority for a rapid response centre; and plot G to Greene King as a Hungry Horse family pub restaurant. The tenants in plots B, G and E are in-situ and are fully operational. Plot D is about to commence development and Plot F1 is now home to Yeates 35,000 sq ft HQ. Plot F 2 has seen successful development and pre lets to a variety of light Industrial users in a scheme enables by Dowlas.​
  • Dowlas have attracted Weston first 4* Hotel brand, secured full planning permission with construction proposed for 2022.​
  • For this project, Dowlas also created all logo, brand and website designs as well as overseeing all sales and marketing of the site.​
